Why use a check in?

A check in report is specific to a particular tenancy and sets the standard at which the property should be maintained, as well as dealing with practical issues (such as hand over of keys) on the first day of the tenancy.

What does a check in consist of?

This involves listing the general condition of the property, any damages and cleanliness. If an inventory is available, this will also be checked and variance in condition noted. It also confirms keys handed over to the tenant if present and meter readings taken if accessible.
